Lake Grove, NY Real Estate

Lake Grove, NY real estate agent.

Thinking about buying or selling a home in Lake Grove?

Lake Grove is an interesting little pocket of Central Suffolk. Most Long Islanders know it for Smith Haven Mall and Route 347, but get away from the shopping areas and it's a residential village with established neighborhoods, local parks and easy access to quite a few surrounding communities.

I'm Thomas Brady, a Licensed Associate Real Estate Broker and Director of Operations at Vintage American Realty. I assist buyers and sellers in Lake Grove and throughout Central and Western Suffolk County.

I'm not a high-pressure salesperson. If you have questions about selling, buying, what your home might be worth or whether now is even the right time to make a move, we can have a conversation. Sometimes that's all you need. And I won't harass or hound you afterward. I don't like that myself, and I don't do it to other people.

I'll speak with you, not at you.

Local Lake Grove

There's more to Lake Grove than Smith Haven Mall.

Ask someone from another part of Long Island about Lake Grove and there's a pretty good chance Smith Haven Mall is the first thing they'll mention.

It's certainly hard to miss. The mall sits between Route 347/Nesconset Highway and Middle Country Road/Route 25 and has been a Central Suffolk landmark for decades. But drive away from Routes 25 and 347 and Lake Grove changes quickly.

Hawkins Avenue and Moriches Road take you through residential parts of the village, with residential side streets and neighborhoods that feel a long way from the shopping traffic.

Lake Grove also has village parks including Kelly Park and Victor Park. Kelly Park is tucked off Hawkins Avenue on Patricia Lane and is used for village activities and events.

That's Lake Grove in a nutshell: a small residential village sitting right in the middle of a very busy part of Suffolk County.

Closed sales, September 2025 – August 2026

The Lake Grove market.

Every number below is drawn from closed MLS sales rather than any online estimate. They speak to Lake Grove generally and cannot value an individual home.

96

Homes sold

Closed sales over the twelve months.

$760,500

Median sale price

Half sold for more, half for less.

25

Days to contract

From the day a home was listed to the day it went into contract.

The year in two parts

Across the first half of the year, September through February, 54 Lake Grove homes sold at a median of $739,500 and needed a median 28 days to find a buyer. Over the second half, 42 sold at a median of $800,750, in 21 days.

That's a jump of more than 8% in the median and a week off the marketing time, one of the larger movements between halves in this dataset. Because the two halves contain different homes, the figures don't tell us whether the change came from supply, demand, seasonality or the mix of properties that sold.

Prices went up. Sellers still missed their number

Here's the tension on this page. Lake Grove prices rose sharply across the year, and yet only 56 of the 96 sellers, a little under three in five, finished at or above what they first asked. That's one of the lowest proportions of any town I follow.

Taken house by house, the median Lake Grove seller cleared their own asking price by about $5,500, well under 1%. In most towns around here that figure runs to three or four percent.

So a rising market isn't the same as a market that will bid for you. Prices here moved because of what came up for sale and what buyers were willing to pay for it, not because sellers were being pushed past their asking prices.

There's one consolation, and it's a real one. The 56 who got their number were in contract in a median 18 days, and the 40 who had to reduce took 34 days. Sixteen days between the two outcomes is the narrowest gap of any town I pull data for. Getting the price wrong in Lake Grove costs less time than anywhere else on my list.

The lower half of this market is the hard part

Sale priceHomes soldDays to contractGot full asking price
Under $700,00034282 in 4
$700,000 – $800,00023222 in 3
Over $800,00039253 in 5

Homes under $700,000 took four weeks to go into contract, closed just under their asking price, and exactly half of those sellers got their number. That's the weakest bracket in the town and it accounts for a third of everything that sold.

Above $800,000 the picture improves. Those homes closed about 3% over asking with three in five sellers getting their price, and there were 39 of them, so this isn't a thin top end.

The practical point is that the town-wide 25 days and $760,500 describe a market split between a slower lower half and a stronger upper one. Which side your house sits on changes what to expect more than the headline figures suggest.

Search-price thresholds still matter

Buyers often set maximum search prices at round numbers, so a home just above one can miss buyers who would otherwise consider it. In this Lake Grove data, 112 of 198 listings were positioned just under a round number.

That's useful when choosing among reasonable asking prices, but it can't rescue a number the market won't support. The Lake Grove data above shows that price range and initial positioning both matter.

The listings that did not sell

Nine Lake Grove listings came off the market unsold and haven't come back on. Nine is far too few to draw many conclusions from, and I won't pretend a group that size tells you anything about the town.

The number that deserves your attention is a different one. Of the 29 homes on the market in Lake Grove right now, eight have been sitting more than 90 days without going into contract. More than a quarter of everything available.

Eight of 29 active listings sitting beyond 90 days is a meaningful share of the current inventory. At that point I'd review price, presentation, showing access, condition and the rest of the listing strategy rather than assume more time alone will solve it.

A listing stalls for plenty of reasons and price is only the most obvious one. That's why every seller I represent gets a written cancellation guarantee, explained before anything gets signed.

What the market looks like right now

There are 29 Lake Grove homes available, the middle one asking $799,000. That's roughly 5% above where sales have been closing. Another 26 are under contract.

The eight stalled listings above are part of that 29, so more than a quarter of what a buyer sees this week has been sitting since spring.

Put the year together and Lake Grove asks something specific of a seller. Prices rose, so the temptation is to reach. But fewer than three in five sellers got their asking price, and a quarter of what's on the market now has been there for months. This market moved up without becoming generous.

The 18-day versus 34-day split was narrower than in several nearby towns. That's useful context, but it shouldn't be read as a guarantee that an early price correction will produce a particular result for an individual listing.

What none of this can tell you is what your own house is worth. Without seeing it I can only give you a range built from the closed sales. One firm number takes a walk through the property and an honest comparison with what a buyer would be choosing between.

Lake Grove Home Valuation

What is your Lake Grove home worth?

The $760,500 median describes Lake Grove as a whole, not your particular home. Property type, condition, updates, village taxes, location and the comparable sales a buyer would actually consider can move an individual property well above or below that number.

I prepare valuations personally using the property and relevant local sales rather than relying solely on an automated estimate.

For Homeowners

Selling a home in Lake Grove.

Pricing your Lake Grove home

Most homeowners want the same two things when they sell: the best price they can reasonably get and a sale that doesn't drag on forever.

I look at what has actually sold, what's under contract, what's competing with you now and how those properties compare with yours. I won't inflate the number to win the listing or push it unnecessarily low to make the sale easier.

I'll give you my opinion and show you how I got there. You make the final decision. I advise, but you decide.

What is my Lake Grove home worth?

Online estimates can be useful as a reference, but they may not capture condition, improvements, layout, lot characteristics or the differences between your home and the sale around the corner.

That's why I prefer looking at the property and the actual comparable sales. If I haven't seen the home, I can still give you a range; seeing it lets me make a more informed comparison.

There's no obligation to list because I gave you an opinion of value. I advise, but you decide.

Think twice before signing on an unsolicited cash offer

A direct cash offer can be convenient when speed, condition or simplicity matters. But the buyer making that offer isn't competing against anyone else, while an open-market listing can expose the property to both cash and financed buyers.

Before accepting a direct offer, find out what your Lake Grove home could reasonably bring on the open market and decide whether the convenience is worth the difference.

Lake Grove is a village — and that can matter when you buy or sell

Lake Grove is an incorporated village within the Town of Brookhaven, with its own village government, codes, services and village property taxes. That's an important distinction from neighboring Centereach.

For buyers, the additional village tax and local services are part of the comparison. For sellers, permits and village requirements can matter if changes such as a finished basement, deck or addition were made over the years.

It's better to identify a permit or paperwork issue while preparing to sell than after the home is already in contract.

Homes in Lake Grove

Lake Grove doesn't consist of one type of house. You'll find ranches, colonials, hi-ranches and other traditional Long Island styles, larger updated homes, houses that need work and condominium options.

That's why a townwide median is context, not a valuation. If we're pricing your house, I want to know what homes similar to yours are selling for and how your particular property compares.

Full-Service Listing Option
2%

My 2% full-service listing option

Real estate commissions are negotiable.

One option I offer Lake Grove sellers is a 2% full-service listing fee for my side of the transaction.

If another brokerage brings the buyer and requests compensation from the seller, that becomes part of the negotiation along with the price, down payment and other terms of the offer.

Don't automatically assume that paying zero toward a buyer's agent is always the best financial decision. Keep an open mind and concentrate on the number that ultimately matters: What's in your pocket at the end of the sale?

If I personally bring the buyer, I don't charge you an additional buyer-agent fee. In that situation, your total real estate brokerage commission would be 2%.

You're not getting a stripped-down listing for 2%. I handle the MLS listing, professional photography, online exposure, marketing, showing coordination, offers, negotiations and the transaction through closing.

Before you sign anything, we'll go over the numbers so you know what you're agreeing to and what the possible costs are. No surprises.

My written cancellation guarantee

I provide every seller I list with a written cancellation guarantee. If you're unhappy with my service, I don't believe you should feel trapped in the listing agreement.

I'd rather keep your business because you're satisfied with the job I'm doing.

Thinking about selling your Lake Grove home yourself?

You absolutely can. A For Sale By Owner (FSBO) means taking responsibility for pricing, marketing, showings, buyer qualification, offer evaluation and the steps between an accepted offer and closing.

If you want to try it yourself, I'm still happy to be a resource on pricing, marketing or understanding an offer. The highest number isn't always the strongest offer once financing, appraisal and contingencies are considered.

If you eventually decide you'd rather list with an agent, all I ask is that you consider giving me an opportunity to earn the business.

What would you do when selling your home?

Try pricing a home, comparing offers, and responding to inspection requests—with my advice along the way.

For Buyers

Buying a home in Lake Grove.

I approach buyers pretty much the same way I approach sellers: I'll advise you, but you're making the decisions.

Planning a purchase in Lake Grove? My free Long Island home buyer course walks through financing, offers, inspections, and closing, with a printable workbook to help you prepare.

01

Understand what you're buying

We'll look at the property, recent comparable sales, taxes, condition and whatever other information is available. We'll talk about what I like, what concerns me and what I think it's worth.

02

Understand the village too

Lake Grove's incorporated-village status can mean village taxes, services, codes and permit considerations. Some buyers like the extra local attention; others would rather avoid the additional tax. It's something to understand before you buy.

03

Look beyond one ZIP code

If nothing in Lake Grove makes sense, Centereach, Nesconset, Stony Brook, Smithtown and Lake Ronkonkoma are all close enough to consider. The goal is to find the right house—one you'll still love next year and hopefully for many years after.

My job isn't to convince you that you love a house. My job is to guide you through the process, explain what's really going on at every step and make sure you understand the options you have.

Buyer Closing-Cost Help
20%

Is there anything I can do to reduce my home-buying costs?

There may be several possibilities depending on the home and the transaction. For example, we may be able to negotiate a seller concession toward allowable closing costs.

I also offer something of my own: a 20% buyer commission rebate.

When I represent you in the purchase of a home, Vintage American Realty will rebate you 20% of the buyer-agent commission our brokerage receives from your transaction.

For example, if the brokerage receives a $10,000 buyer-agent commission, your rebate would be $2,000.

I limit the program to three active buyer clients at a time. Buyers can require a lot of time, and I don't want offering a rebate to mean offering less service.

Ask me if one of the three buyer-rebate spots is currently available. The rebate is paid after closing by check from Vintage American Realty.

If Lake Grove doesn't turn up what you want, Centereach is right there and often less expensive. I'll tell you that rather than wait for you to figure it out. What buyers get from me is on the buyer page.

Real estate commissions are negotiable. Buyer-agent compensation is established in the buyer representation agreement and transaction.

Location

Getting around Lake Grove.

If you've lived around here for any length of time, you probably don't need me to explain Route 347.

Route 347/Nesconset Highway runs along the northern part of the Lake Grove area, while Middle Country Road/Route 25 connects Lake Grove directly with Centereach to the east and toward Smithtown to the west.

Then there are the roads locals use every day, including Hawkins Avenue and Moriches Road.

That location is one of Lake Grove's advantages. Stony Brook, Nesconset, Smithtown, Centereach and Lake Ronkonkoma are all nearby, so buyers looking in Lake Grove frequently have other Central Suffolk communities in their search as well.

That's something sellers need to remember too. The house competing with yours isn't necessarily inside the Lake Grove village line.

Neighboring Markets

Lake Grove and Centereach are natural neighbors.

Lake Grove and Centereach sit right next to each other, and buyers frequently look in both.

You can leave a residential street in Lake Grove and be in Centereach a few minutes later without thinking much about where one community ended and the other began.

For sellers, that's important because buyers don't care about our town-page boundaries. They're comparing houses. A Centereach listing can compete with your Lake Grove listing and vice versa.

If you're considering both areas, take a look at my Centereach Real Estate Guide as well.

In My Own Words

My take on Lake Grove.

Why are the lower-priced Lake Grove homes harder to sell?

Many buyers in Lake Grove are looking for move-in ready homes. That having been said, any home will sell if it's priced correctly for the market, the area and the condition. Pricing the home correctly for the market and not emotionally will get you off on the right foot.

What keeps Lake Grove in such high demand?

Lake Grove is always in high demand, and the hospital and university, while contributing to it, aren't major factors. Lake Grove is centrally located, a good commuter hub, and it has Smith Haven Mall.

When a Lake Grove seller gets several offers, how do they pick the right one?

This is a very important nuance that many sellers, and even agents, get wrong. The probability of closing has a very high value. You want to make sure the offer makes sense first of all and the buyer has the backing to close the deal. An offer of $900,000 on a home listed for $700,000 would be great if it's cash and they are waiving an appraisal; the same offer with an FHA loan and 3% down isn't so tempting.

Questions

Lake Grove real estate FAQs.

Q

Is Lake Grove part of Brookhaven?

Yes. Lake Grove is an incorporated village within the Town of Brookhaven.

Q

Does Lake Grove have village property taxes?

Yes. Because Lake Grove is an incorporated village, property owners receive a Lake Grove Village property-tax bill in addition to other applicable property taxes.

For some buyers, the additional village tax is a drawback. Others value the services and local attention that come with living in an incorporated village. It's one of the things worth considering when comparing a Lake Grove property with a home in a neighboring community.

Q

Is Smith Haven Mall actually in Lake Grove?

Yes. Smith Haven Mall is in Lake Grove between Route 347/Nesconset Highway and Middle Country Road/Route 25.

Q

What is my Lake Grove home worth?

Happy to start with a range built from comparable sales — you don't have to let me in to get one. Narrowing it to a single figure means looking at the house itself, since an online estimate or a town-wide median can't see your kitchen or your roof.

Q

How much do you charge to list a home?

Commissions are negotiable. One option I offer is a 2% full-service listing fee for my side of the transaction.

If another brokerage brings the buyer and requests compensation from the seller, that can be negotiated as part of the offer along with the other terms.

If I personally bring the buyer, I don't charge an additional buyer-agent fee. In that situation, your total real estate brokerage commission would be 2%.

Q

Can I cancel my listing?

Yes. I offer my sellers a written cancellation guarantee. I'll explain it before you list so you know exactly how it works.

Q

Should I renovate before selling?

Maybe—but don't start spending money just because somebody told you every house needs a new kitchen before it goes on the market.

Sometimes a repair, fresh paint or some cleanup makes sense. Sometimes an expensive renovation won't return what it costs. And if your home needs extensive renovation, don't automatically assume your only choice is taking a low cash offer without putting it on the market. There are buyers for homes in virtually every condition.

Let's look at the property and your options before you decide.

Q

Can I sell my Lake Grove house myself?

Yes. You aren't required to hire a listing agent.

If you're considering FSBO, I'm happy to talk through pricing, marketing, open houses and even help you understand the strengths and weaknesses of an offer. If you eventually decide to hire an agent, all I ask is that you consider me.

Q

Do you offer a buyer rebate?

Yes. I offer qualifying buyer clients a 20% rebate of the buyer-agent commission Vintage American Realty receives from their purchase. I limit the program to three active buyer clients at a time so offering a rebate doesn't mean offering less service. The rebate is paid after closing by check from Vintage American Realty. Ask me whether a rebate spot is currently available.

Q

Do you work with buyers too?

Yes. I represent buyers as well as sellers in Lake Grove and throughout the surrounding area.
